Master Plan

Pratt Landing is set to revitalize New Rochelle's waterfront, transforming former industrial lots into a vibrant mixed-use community. With the help of brownfield tax credits, we're creating a beautiful public waterfront and four pedestrian-friendly city blocks. These new additions will seamlessly integrate a range of housing options—from single-family homes to apartments—situated above an array of retail spaces.

The project will offer approximately 800,000 square feet of residential and retail area. Specifically, up to 700,000 square feet will be allocated for diverse housing options, while retail will occupy around 50,000 square feet. Parking won't be a concern, as two underground levels will provide 700 parking spaces, complemented by an additional 70 surface spaces.

Adhering to recently-adopted Downtown Overlay Zoning, Pratt Landing will feature varied building heights between 3 to 6 floors, perfectly suited to its waterfront locale. All in all, Pratt Landing promises to be a thoughtfully designed extension of downtown, connecting it to its historic waterfront and offering compelling views of Long Island Sound.

The Site

Pratt Landing is a transformational development on a site that presently includes New Rochelle's City Yard, a historic Naval armory, and a long-abandoned concrete batching plant. Situated just a 10-minute walk from the New Rochelle train station, and a swift 30-minute ride to Grand Central Station in New York City—plus an even quicker commute to Stamford—the location is a magnet for city dwellers seeking a more affordable, yet urban, lifestyle. Boasting a prime location along Boston Post Road and visible from the I-95, Pratt Landing is poised to become a go-to retail hub for nearby upscale communities like Larchmont, Scarsdale, Bronxville, and Rye, New York.

The Armory

Twining Properties led the stabilization project for the New Rochelle Naval Armory as part of the larger Pratt Landing development. The Armory, built in 1932, was in a state of disrepair. The renovation work started in June 2019 and was completed in April 2020, with a focus on the Armory's Drill Hall. The once-dilapidated building received crucial structural attention, notably to its dramatic barrel-vaulted ceiling, which was freed from decades of rust and repainted. A cluttered interior was cleared down to the concrete sub-floor, emphasizing the hall's grand scale. The project did not fully restore the building but stabilized it against further decay. This was supported by a $1 million ESD Grant, part of a total project cost of $2.3M. The renovation has garnered community excitement for the Armory's potential uses.

Twining Properties has assembled an unparalleled team of experts to bring the Pratt Landing vision to life, combining aesthetic brilliance with engineering prowess. Leading the design is Robert A.M. Stern Architects (RAMSA), globally renowned for their architectural mastery. They are joined by EDI International as the Architect of Record, who bring a wealth of experience in complex projects. Completing the trio is Langan, specialists in environmental and civil engineering, ensuring that the project meets the highest standards of sustainability and structural integrity. RAMSA, in particular, is infusing the design with a mix of eclectic architectural elements to evoke a village-like ambiance, ensuring that Pratt Landing won't just be another development but a vibrant, diverse, and cohesive community.
